Buyers Upgrading At The Heights
Construction begins after strong sales success
Geelong’s newest masterplanned community, The Heights, is celebrating a significant milestone, announcing the commencement of construction across Stage One following an extremely successful and fast-tracked sales period superseding nearby developments.
Located on the banks of the Moorabool River, the commencement of construction follows the early release of Stage Four to market, featuring 38 park fronted lots within the 178-lot development ranging from 336sqm up to an expansive 2,390sqm in size, and prices ranging from $193,000 to $360,000.
The strong sales success has been underpinned by an overwhelming number of family and friend referrals with over 30 per cent of buyers directed to The Heights through word of mouth, and a large number of buyer’s locals from the surrounding Geelong area.
Boasting undulating land that overlooks picturesque open green plains, joint developers Riverlee and Asset1 have catered for a wide range of purchasers, with Asset1 Sales Director, Mark Adams, attributing the project’s continued sales success to the unique lifestyle on offer in the already established neighbourhood of Herne Hill.
“ Homes within the West Geelong area are well sought after and sales for The Heights have exceeded expectations that we had for the development, receiving a substantial amount of interest from local buyers who are looking to remain in the area, but searching to upgrade to their second or third family home,” said Mark. “ The Heights is currently outselling competitors around the area, and the beautiful views and amenities featured in the masterplan are contributing to a large number of family and friend referrals with buyers searching for contemporary homes with incredible views. “ The commencement of Stage One construction is a significant milestone for The Heights and will see the beginning of the bulk of earthworks for the complex site, before construction for stages two and three commence early next year,” he added.
Demand from owner occupiers is expected to continue across Stage Four with the blocks overlooking the 5.2 hectares of planned open space including a proposed junior football oval and associated amenities and large parklands with walking tracks and a children’s playground.
Upon completion The Heights will span approximately 51 hectares with the lifestyle offered by nearby Pakington Street, which features a variety of shopping options and cafes and the close proximity to the Geelong CBD and scenic Barwon River leisure trails an additional attraction.
Located just a short drive from 17 Primary and Secondary schools including the prestigious Geelong College in Newtown, St Josephs College and Sacred Heart College, and a range of tertiary institutions such as Deakin University, making the neighbourhood ideal for families.
The launch of Stage One construction was recently celebrated with a soil turning ceremony and morning tea for over 50 people including purchasers and appointed builders Winslow Construction who have since begun construction.

Buying into one big happy family at The Heights
A recent buyer in The Heights estate has created a My Big Fat Greek Wedding style community after referring three separate family members and friends to the Geelong Estate.
Geelong local Bozena Kozina says she was attracted to the varied lot size and lifestyle and purchased a large block in stage one.
She then referred her son, brother-in-law, sister-in-law and best friend to purchase within the development.
"I told my family and friends about The Heights and while none of them were looking for a new home, they each went on to purchase" Bozena says.
"My brother-in-law and sister-in-law will now be living next door to us, my 20-year-old son across the road and my close girlfriend the block behind him."
Featuring blocks ranging from 441sq m to 1764sp m, join developers Asset1 and and Riverlee have ensured The Heights caters for a wide range of buyers.
Asset1 sales director Mark Adams attributes the large number of family referrals and local Geelong purchasers to the unique lifestyle The Heights has to offer.
"New land opportunities are rare within the West Geelong area, so we have received a substantial amount of interest from local buyers looking to remain in the area, but searching to upgrade to their second, third or even fourth or fifth family home." Mark says.
Stage three has recently been released and includes 27 lots. The Heights is set to span approximately 51ha upon completion, with 5.2ha of planned open space including a proposed junior football oval and accompanying playground and parklands.

A Resident of The Heights in Geelong has taken word of mouth to the next level, referring her son, brother-in-law, sister-in-law and best friend to also buy in the master-planned community. Bozena Kozina said she and her husband were downsizing but couldn't resist the location and privacy of the The Heights and bought in Stage 1.
Upgraded trail to hit The Heights
GEELONG'S popular walking and cycling track, the Ted Wilson Trail, is set to be extended with the development of Herne Hill's new master planned community, The Heights.
The 178-lot community will provide much-needed improvement to the public amenity and will allow users to soon walk the entire 12km length of the path with ease.
The path's upgrade is part of the wider landscaping vision of joint developers Assetl and Riverlee, that will deliver 5.2ha of planned open space strategically positioned along the banks of the Moorabool River.
Fast-tracking the release of stages after the sales success of its first release, which saw 34 lots sell out in quick succession, Assetl sales director Mark Adams attributes the achievement to the beautiful views and amenities.
“When developing The Heights master plan we wanted to capitalise on the uninterrupted views overlooking the neighbouring wetlands, while creating an environment that will provide a peaceful lifestyle that residents can enjoy,” Mark says.
“We recognised the need to extend the popular Ted Wilson Trail, which currently begins in Corio and follows the Geelong Ring Road, before stopping at Church Street at the beginning of The Heights.”
Mark says they are working closely with the City of Greater Geelong with additional plans for all water from the estate to filter through and service the park and accompanying amenities.
“There is a substantial amount of interest from local buyers who are looking to remain in the area, but are searching to upgrade to their second, third or even fourth or fifth family home,” he says.
Blocks are available in stage two and three ranging from 441sq m to 1764sq m and priced from $235,000 to $345,000.
